Timocity's right, matty. $275 K and up to four percent of the gross may seem like a lot, but considering the location, commercial lease rates and the revenue that Park Grill generates, it's like spitting on a hot skillet.

You are not in the business. $275,000 and "up to" 4% is nothing for that space. Throw in zero taxes, free utilities, and free trash service and you have the sweetest rent deal in Chicago.
