Does the real estate adage location, location, location apply to Wrigleyville? One seller is hoping their home's prime spot near Wrigley Field will earn them nearly $10 million.

The listing agent, Amy Duong of Jameson Sotheby's Intl Realty, for 3710 N. Kenmore Ave. is emphasizing the fact that it's one of the few properties surrounding the field not yet owned by the Cubs organization, according to the Redfin listing.

About 536 feet from home plate, the $9.8 million spot could be used for many different possibilities including a digital billboard (because air rights are included) or a special club license.

As the Cubs organization develops the land around Wrigley, the seller has been paying very close attention to the sales including the McDonald's parking lot the Ricketts family scooped up for $20 million, Duong told Curbed. The owner isn't in a rush to sell and will wait it out until a desirable deal is reached.

The Ricketts family, who own the Cubs, is working to transform the area around the ballpark with an upcoming hotel, an open-air plaza and streets fairs, according to the Tribune. It's in addition to the extensive improvements and renovations they've made inside the field including a video board in left field and a right field sign.
