1 Bedrooms In New Mid-Rise Over The 606 Start At $2,150 A Month

The rent is always-already too damn high, and the latest proof of this comes from the new rental apartment mid-rise overlooking The 606. A one-bedroom unit in the new building, which recently began leasing, will set you back $2,150 a month, and it goes on up to $4,500-plus for a three-bedroom, according to recently-released leasing information.

Developer Centrum Partners was one of the earliest developers to win approval for a luxury apartment building by the The 606, at 1767 N. Milwaukee Ave., on the heels of the city's effort to turn the old train tracks into an elevated public park. As we reported last year, Centrum Partners won the permits for Centrum 606 last May, with intentions of building 100 rental units and underground parking at the sit of an old Aldi Market. The Aldi will return as part of the project, and the building will also gain amenities such as a pool, gym and a roof deck overlooking The 606. The first-level will also have a new location of popular brunch-spot Yolk.

The creation of The 606 and the rapid-paced gentrification of Logan Square (and the adjacent Bucktown neighborhood) have fueled luxury rental development in the area over the past several years: In addition to Centrum 606, the Blue Line has seen a slew of new luxury rentals come on the market, including MiCa and L transit-oriented, parking-lite developments near the California Blue Line station.

According to Centrum 606's new website, the apartment complex is now leasing for
late May, June, July and August move-ins. Available units run from $2,150 up to $4,500 a month, with most one-bedroom, one-bathroom apartments going for $2,395 a month and two-bedroom, two-bathroom apartments starting at $2,950 for just over 1,000 square feet of living space. Those prices, presumably, are what you pay for special, soft-closing cabinetry, stainless-steel appliances, a "state-of-the-art" fitness center, an on-site dog run, children's playroom and a communal conference room with complimentary wifi. The building is also shooting for a LEED Silver Certification for its environmental friendliness.
